We are a sealcoating coating company with 20+ years of experience in the asphalt industry.  Sealcoat is applied three ways: squeegee, brush or spray depending on your driveway/parking lot will determine the application to be used. What is Sealcoating?

Sealcoating  is the process of applying a protective coating to asphalt-based pavements to provide a layer of protection from the elements: water, oils, and U.V. damage. Sealcoating extends asphalt pavement life and can help reduce the friction commonly associated with asphalt pavement.

How Often Should I Sealcoat my driveway?

As a general guideline, you should seal every 2-4 years. We proudly use the most durable sealant and crack filler available on the market. The average life span of our work depends on a number of different factors, such as:

  • High vehicle traffic
  • Heavy-duty vehicles
  • Overhead vegetation
  • Harsh winter temperatures
  • Degrading (crumbling) surface
  • Scraping from snow plowing
  • Chains on tires
  • Chemical spills
  • Low spots that hold water

When we come to inspect and measure your project, we can give you a better idea of how long our services will last on your particular lot.

Why should I sealcoat my driveway/parking lot & is it worth it??

 

Sealcoating prevents asphalt surface oxidation by forming a tough protective outer skin. It also helps prevent damaging water penetration, and protects your asphalt from the deteriorating effects of gasoline, oil, de-icers, and other harsh chemicals. Our Sealer provides a black finish and fresh, new appearance that will improve the image of your home  business. Most importantly, sealcoating saves you money.

Your pavement is an important investment that needs maintained. Sealcoating and crack filling every few years will double, and many times triple the life of your asphalt. It is significantly cheaper to sealcoat and crack fill every few years, than it is to pay huge sums to remove & replace neglected asphalt every 10-15 years.

How soon after paving can I sealcoat?

It takes 60-90 days (or longer) for new pavement to rid itself of  surface oils through oxidation and rain. To check this, spread some water on the surface. If the water does not bead up then it is ready to be sealed.

How can I maintain my driveway/parking lot?

Your driveway is the first thing that visitors see when they come to your property. Pavement that shows signs of neglect will have a negative impact on your visitors before they even reach your front door. Unfortunately, asphalt deterioration is unavoidable.  However, it can be slowed down significantly with routine crack filling & sealcoating.

Payment

Payment is due at the end of every job unless previous arrangements are made. With Parking lots/Commercial work, we have a half down for mobilization  and half at completion of project.

The Sealcoating Process

  

  • We start by edging and cleaning the asphalt surface to remove any over grown grass, weeds, and debris, using  power blowers and brooms. This is done because the area getting  sealed needs to be cleared of debris, sand, mud, and water. This preparation provides  an optimal condition for proper adherence to the  asphalt, creating longer lasting results. We also use special primers for oil, gas and other types of spills. We cannot offer a guarantee on any type of oil stains, as they could  potentially bleed through. Next, we clean out the cracks in the pavement  and apply a high quality crack and joint sealant.  The filler consists of a blend of select resins, rubber, polymers, plastics and stabilizers. Hot pour crack sealer is heated to a liquid state at 300-400 degrees and applied to  open asphalt cracks, sealing them from future damaging affects. 
  • We apply sealer to the edges of your  driveway using small edging brooms, to cut in around more sensitive areas. We mostly go around garage doors, brick walks, walls and  concrete areas. We then use our equipment to spray or squeegee the rest of the driveway to give it a professional look. We finish it  off, making a line of sealer at the end of the driveway or parking  lot.
  • Now that your pavement is completely seal coated. We flag off the area so that traffic doesn’t enter the area until  the sealer is dry. Please allow 24-48 hours before driving on it, but you can walk on it when it gives off a flat dry finish.


  

  • Disclaimer:​​  Sealcoating is not intended      to repair any aspect of the asphalt surface or base. Sealcoating will not  level off depressions, remove humps, or repair broken asphalt or concrete.   We are not able to fill gaps between any type of concrete slab, foundation or stone wall. Customer is responsible for the removal of all cars from      the work site prior to commencement of work. Worksites must be clear of overhanging bushes, ground cover, play chalk, mold and or moss, and other items such as basketball hoops etc. WATER SPRINKLERS must be off 24 hours prior and 24 hours after sealing.
  • For summer      application, with full sunlight exposure (that means no shaded areas and      in the high heat of the day) you should be able to WALK on the asphalt within 2-4 hours.
  • You can typically drive on sealed asphalt after 24 hours. However, we recommend      giving it 48 hours, if possible, to be sure.
  • If the  weather is humid, cloudy, or cool, we recommend to give your asphalt an      additional day to dry.
  • Although your  asphalt is dry within a couple days after applying sealer, it will take      about 30 days to seal. This means within this 30-day period, you want to  treat your asphalt with care and avoid harsh chemicals or turning tires while a car is parked. Use extra caution when operating heavy equipment on a freshly sealed area during this 30 day period.
  • Cracks are a tremendous problem for everyone, regardless of where or how they occur. Once they occur, they will never go away, and they will always be visible. When we sealcoat over the cracks this will not hide them. You will still see where we have  sealed the crack, but if we do not crack seal and we just sealcoat, the cracks will look more apparent after the sealant is applied. The best you  can hope for is to create a water-tight seal in the crack to prevent water infiltration. The primary goal is to keep the water out so it doesn't freeze and expand the crack, therefore, crack sealing is not a cosmetic repair. Crack filling compounds may last a few months or several years, and it is impossible to predict how long these products will last. Given  this, no reputable, knowledgeable, experienced contractor will guarantee  crack filling compounds. In order for crack filler to be effective, the      crack must be of sufficient width and depth for the crack filler to attach itself to the pavement. As a rule, a crack less than 1/4 inch wide and 1/4  inch deep cannot be effectively filled. It is impossible to seal every  little crack in your driveway. We do not crack seal hairline cracks as there is no reservoir for the material to go into. On most driveways, pricing is on all the cracks that are able to be sealed up unless there is an extreme amount of cracks. In that case we will usually ask you to call us to discuss this further. In some cases crack sealer may not be smooth or flush to the asphalt and may sink a little due to the rubberized  properties of the crack sealant. Again, the purpose of the crack sealer is to seal out the water to keep it from getting under the asphalt and  deteriorating it. Sometimes cracking is so bad a new driveway should be  installed.
  • Oil spot primer is needed in order for the sealcoat to have a chance to properly bond to the asphalt. If you do not use it to prime oil spot areas, there is a zero percent chance of the sealcoat adhering to the asphalt. There is no guarantee that the primer      will make the oil spots disappear. In some cases the sealer many adhere  and you may still see the outline of the oil spots even though the sealer has properly adhered. In some situations the oil has penetrated the asphalt so deeply that it is beyond repair.
  • No matter how great our work, some pavement  issues are beyond our control. This info should clarify misconceptions about sealcoating.
  • In Montana, it is common to have pavement with many small surface cracks or "alligatored" areas. These areas will look like spider webs of many smaller cracks or similar in pattern to the back of an alligator. The sealer will not hide them. We will      sealcoat over them but the sealer will not fill them, make them level, or make them unnoticeable. See info on “cracks”.
  • Sealcoat won’t fix uneven or un-level pavement.  If there is a dent, bump or depression in your pavement the sealer will not level it out. These are spots where water collects and is not part of our warranty. 
  • We offer a one year guarantee on material and  all workmanship, except that as applied to cracks and oil stains. No  guarantee is offered on driveways that are peeling from pre-existing sealcoat, mold and or moss or overhanging trees or other landscaping. The  guarantee is for our work performed, only. This applies to the above specifications only; any extra work will incur extra charges. All agreements are contingent upon accidents or delays  beyond our control.
  • All scheduled jobs are subject to change due to  current weather conditions and/or the weather forecast. In our trade we  are somewhat reliant on the weather. Due to the nature of our work we are unable to provide the exact time during the day that your job will be done. The first job of the day is the only time we can set pretty      accurately. Each job is unique: some jobs can take one hour while others  may take four hours. We will progress from one job to the next and can  only estimate how long jobs will take. We hope this helps explain our working schedule. You do not need to be home for us to begin working.  Please make sure the area being sealed is cleared  out and remember to shut off lawn sprinklers the day before and  the day after. Payment is made upon completion of work unless otherwise stated.
